Getting started
A public parcel map is enough to try an initial layout. An uploaded survey can add detail such as contour lines and easement notes. The examples below show the same property and floor plan using each source.
Search by address or tax map key (TMK) and select the parcel. The app shows a scaled map of the property boundary with nearby streets and their names.

Public map boundaries are approximate. A survey is needed to establish the actual property line.
Upload a PDF or image and crop it to the property. Set the scale using a known distance and indicate north. Draw the property boundary manually, or check and adjust a line suggested by the app.

Printed contours and notes remain visible. Check the scale and boundary against the original survey.
These screenshots show example layouts in the early preview. Street names are obscured for privacy, and the maps face different directions. Parcel and road data come from the County of Maui through the Hawaiʻi Statewide GIS Program. Floor-plan artwork and names belong to HPM Building Supply. Their use here does not imply an endorsement or partnership.
Current features
Choose from 30 HPM home plans or upload a floor plan as a PDF or image. Each library plan has an enlarged preview with living area, total square footage, and bed and bath counts. Uploaded plans need to be scaled before placement.
Move a home around the map and rotate or mirror it without changing its scale. Zoom in for a closer look at the floor plan. Enter a setback distance or draw and label easement areas as references. Each guide can be shown or hidden.
Place different home plans together or use the same plan more than once. The app warns if there isn't enough room to add another home. This checks available space only. It doesn't determine whether multiple homes are allowed on the property.
Lay out straight or curved driveways with parking pads and turnarounds. Choose concrete or gravel. Connected sections can be moved as a group, adjusted at their free ends, or separated again. Driveway entrances can curve into the property boundary.
Save a project and send a view-only link to someone else. They can open it without an account. The link shows the latest saved version, so there's no need to send a new one after each change.
Print the property map with all placed objects. An enlarged image of the selected home and its plan details appear above the map. The browser's print dialog also lets you save the report as a PDF.
For professionals
Builders and home plan providers can show a client how a house might fit on a particular lot. Realtors and review teams can use the same layout to discuss access and placement. Open a shared link during the conversation or bring a printed copy to a meeting.
Future development
The app currently focuses on home placement. We plan to add tools for farm layouts and landscaping, but those features aren't available yet.

Before relying on a layout
Accuracy depends on the map source and how the scale is set. Check any suggested property line against the original survey. Setbacks and easements are entered manually and aren't verified by the app. It doesn't check zoning or determine whether the slope and ground conditions are suitable for building. Printed survey notes are shown for reference only. Have qualified professionals confirm the property boundary and building requirements before making construction decisions.
Shared links aren't private. Anyone with the link can view the project and forward it to others. Only upload and share surveys or floor plans you have permission to use.
